DUTIES & RESPONSIBILITIES:
PLANNING: Performed market, feasibility and demographic analyses to determine the best location for the school’s 2nd Bay Area campus
BROKERAGE: Located and brokered the purchase of school sites; Researched zoning regulations and entitlement procedures to understand the approval process
LAND ASSEMBLAGE: Managed lot merger to combine two adjacent parcels into one 4 acre parcel
VALUATION: Facilitated appraisal; Researched and presented comparables to appraiser in order to achieve the highest project valuation possible
FINANCING: Developed project budget proforma for presentation to equity partners and lenders
TEAM ASSEMBLY: Reviewed bids, negotiated contracts, called references, hired and managed all consultants and general contractor
PRELIMINARY PLANS: Worked with consultants to develop a preliminary set of plans
ENTITLEMENTS: Completed all city required application submittal materials; Reviewed submittal responses from city departments and distributed additional information requests to consultants; Organized all responses for re-submittals; Presented to City Council members; Fielded questions from the community
CONSTRUCTION DOCUMENTS: Reviewed/edited construction documents and value engineered where possible
PERMITS: Organized and submitted required plans; Reviewed submittal responses from city departments and distributed additional information requests to consultants; Organized all responses for re-submittals
INSURANCE: Arranged for all required performance and maintenance bonds
CONSTRUCTION MANAGEMENT: Closely monitored construction activities to ensure adherence to project plans, schedule and budget; Monitored RFI’s to ensure timely responses; Made weekly site visits to document progress, check for errors, and to ensure owner presence
BUDGET, DRAW & CHANGE ORDER MANAGEMENT: Reviewed, scrutinized, and approved all requests for payment
SUBMITTAL/SPEC REVIEW: Reviewed and approved all building material submittals and specs
UTILITY COMMENCEMENT: Completed all required application submittal materials (PG&E, Water, Telecom); Orchestrated and managed the installation of electrical transformer
FF&E: Interfaced with vendors and organized the delivery and installation of furniture and playground equipment; Researched and presented options for security system, digital keypad entry, telephone and wireless internet; Facilitated the installation of selected systems
REPORTING: Provided ownership with detailed weekly reports and high resolution photos to show progress and to get feedback so construction decisions could be made in a timely manner
PUNCH LIST: Walked the site with all consultants to document punch list; Took high resolution photos of all deficiencies and organized completion of punch list items
CLOSE OUT: Managed loan conversion to permanent financing with title company and lender; Reconciled final payment with all involved parties; Arranged for bond releases; Filed notice of completion; Orchestrated address release
